How long does a typical session take?

Most homes take about one hour to photograph. Larger or more complex spaces may need a little more time.

When do I receive the photos?

You get your full gallery within 24 hours. Everything is delivered polished and ready to send to your clients or upload to the MLS.


How do I book a session?

You can book directly through my online order page. Pick your services, choose a time, and you’re set.

Do I need to be there during the shoot?

Not necessarily. As long as the home is prepared and I have access, I can take care of everything. Many agents prefer to continue their day and let me handle the details.

How should the home be prepared?

Think “showing-ready.” Clean, tidy spaces make a big difference in the final images. I’ll make small adjustments on site if needed.

Can homeowners or pets be in the home while you work?

Yes. Homeowners can stay in the house as long as they’re out of frame during active shooting.

Pets are also welcome, but it helps to keep them out of the rooms I’m photographing to avoid distractions or motion blur.

Are your floor plans accurate?

Floor plans are for marketing purposes only. They are not intended for construction or architectural use.

How does photo licensing work?

I have a dedicated page for Image Rights and Licensing. Check out HERE

When you hire me, you receive a license to use the photos for marketing the specific property photographed.

This includes the MLS, social media, brochures, your website, and sharing the images with the homeowner.

The license is not transferable.

Another agent cannot use the photos if the listing changes hands.

Builders, contractors, and stagers cannot use the images for their own portfolios without purchasing a separate license.

Homeowners may keep the photos for personal memories, but any professional or commercial use outside the original listing requires licensing approval.

What is your cancellation policy?

You can cancel up to 24 hours before your appointment for a full refund.

Cancellations made within 24 hours of the scheduled time include a $100 late-cancellation fee.


Do you charge a travel fee?

Yes. Properties more than 40 miles from Vernon Township include a $100 travel fee.

What if the weather is bad?

Cloudy days and light rain are totally fine. I can still photograph the property, and sky replacement is included on days like this. If the weather becomes severe enough to affect safety or the look of the home, we can reschedule.
